Getting Hold of a Client Ahead of Notice of Default
I get calls every day from Realtors that inquire how they can get in contact with clients that are currently thirty, sixty or ninety days past on their note and have not received a NOD yet. The primary issue is NOD lists tend to have a terrible closing ratio. The cause those listings tend not to convert advantageously is because once the client info goes public they are loaded with telephone calls and direct mail. Another reason is that most of the time the borrower is so far along in the foreclosure process they are already half way out the door and have given up on preserving their home or credit rating.
